Australians are becoming more and more environmentally conscious, checking the energy ratings on whitegoods and grabbing 'green bags' to take shopping.

Homebuyers and investors who want to keep their ecological footprint as small as possible can get in on the act too, thanks to "green mortgages".

"Many Australians mightn't even realise they can get access to a green mortgage," says Australian Property Investor editor Eynas Brodie.

API's March 2008 issue investigates the green loan phenomenon and finds there's the potential for confusion in the marketplace.

"There are a number of products being advertised in Australia as green mortgages but they're not all necessarily the same shade of green," Mrs Brodie says.

"The most common form of green home loan is one that offers consumers incentives, such as a discounted interest rate or reduced loan fees if their home is water and energy efficient," she explains. "These loans are usually aimed at new constructions. The lender sets out what energy and water efficiency criteria need to be met and then provides discounts so long as the building comes up to scratch.

"The second type of green loan is very much a regular home loan. The only difference is the lender will offset the carbon emissions associated with conducting the business, meaning the transaction is carbon neutral.

"The third kind of eco-loan sees the lender give the borrower access to discounts on energy or water-saving devices such as insulation batts, water tanks and solar energy products, thereby giving the mortgagee some incentive to add environmentally friendly products to their property."
